Most owners of a second home in Sicily spend the majority of the year in the United States — often eight, nine, ten months away. In that time, a lot can happen to a house that nobody has seen: a shutter comes loose in a winter storm, water finds its way in after weeks of rain, the mail piles up at the gate.
None of that is serious on its own. It becomes serious after six months of nobody noticing.
A security company won't notice a stuck shutter. A full-time property manager is more than most owners need. What actually helps is someone who shows up, looks properly, and tells you the truth about what they find.

Sicily Home Watch is preparing to launch, beginning in Trapani Province in Western Sicily. Before we schedule a single visit, we want to hear from owners who'd actually use this — what worries you about the months your home sits empty, and what a service like this should get right.
Registering your interest costs nothing and commits you to nothing. It simply puts you first in line when we begin scheduling visits.
Questions
What owners ask us first.
No. We don't monitor alarms, respond to break-ins, or provide guarding of any kind. We make scheduled visual checks and tell you honestly what we see. If something looks like it needs active security, we'll say so plainly in your report — but that service isn't us.
Where access requires it, yes. Keys are kept securely in a locked safe, never carried loose or left on-site, and used only to reach the areas needed for your scheduled check. Access is granted solely under a signed service agreement authorizing us to hold and use the key. We carry business liability insurance and are responsible for damage caused by our own negligence during a visit; we're not responsible for pre-existing conditions or issues unrelated to our visit. If we lose a key through our own error, we cover the cost of a replacement or lock change.
You'll see it in your report the same day, with photos and a plain description — including a note if it seems urgent. Whether and who you call from there is entirely your decision; we don't coordinate contractors or repairs ourselves.
No. We don't manage Airbnb or rental guests, coordinate check-ins, or clean between stays. This service is for owner-occupied second homes that sit empty for long stretches.
We're launching first in Trapani Province, in Western Sicily. If your property is elsewhere on the island, register your interest anyway — we're gauging demand across Sicily before we finalize our service area.
Every visit produces a digital report with timestamped photographs, sent to your inbox the same day — so you always know exactly when someone was there and what they found.
Plans run for a minimum of six months, billed monthly. After that, your plan continues month-to-month until you cancel, with 30 days' notice. If you sell your property during the initial six months, you can end your plan early — just let us know.
We haven't started scheduling visits yet — Sicily Home Watch is in the final stages of preparing to launch. Right now, we're using this time to talk to owners like you and find out what actually matters before we lock anything in.
