2. Overview

This website is currently a market-validation page for Sicily Home Watch, a service in preparation. It does not process payments. This policy explains what personal data we collect when you visit the site or submit the interest form, why we collect it, and what rights you have.

3. Data we collect when you submit the interest form

If you fill out and submit the "Register Your Interest" form, we collect the information you provide: your name, email address, U.S. city and state, property location in Sicily, property type, months per year the property is unoccupied, who currently checks the property, your main concerns, desired visit frequency, preferred plan, and whether you'd like to be notified at launch. This data is submitted to and processed by our form provider, Formspree, Inc. (United States), and forwarded to us by email.

Purpose: to evaluate interest in Sicily Home Watch, plan our launch, and — only if you opt in — notify you when the service becomes available.

Legal basis: your consent (Art. 6(1)(a) GDPR), given by voluntarily submitting the form.

Recipients: Formspree, Inc., acting as a data processor, transmits form submissions to us. Formspree is based in the United States; where applicable, transfers rely on Formspree's standard contractual clauses and/or other appropriate safeguards. Retention: We retain form submissions for up to 12 months from the date of submission, or until they are no longer needed to plan our launch and follow up with you, whichever comes first. You can request earlier deletion at any time — see "Your rights" below.

4. Cookies and similar technologies

We use a small number of essential cookies/local storage entries needed for the site to function (for example, to remember your cookie preference). With your explicit consent, we may also use analytics cookies to understand site usage. No analytics or marketing cookies are set until you actively accept them via the cookie banner or Cookie Settings. 5. Google Tag Manager and Google Analytics

This site uses Google Tag Manager (GTM), provided by Google Ireland Limited, to manage the loading of tags — including Google Analytics 4 (GA4), which we use to understand how visitors use this site so we can improve it. GTM itself does not set cookies or process personal data; whether GA4 or any other tag actually loads depends entirely on the consent choice you make. Non-essential Google consent signals (ad and analytics storage) default to "denied" and are only updated to "granted" after you accept the Analytics category in our cookie banner or Cookie Settings.

When active, GA4 processes data such as pages viewed, approximate location (derived from a truncated IP address, not stored in full), device and browser type, and on-site interactions. This data is processed by Google Ireland Limited and may be transferred to Google LLC in the United States; Google is certified under the EU-U.S. Data Privacy Framework and/or relies on standard contractual clauses as a safeguard for such transfers. Google Analytics data is retained according to the retention setting configured in our GA4 property (commonly 2 or 14 months for event-level data) before automatic deletion.

Legal basis: your consent (Art. 6(1)(a) GDPR). You can withdraw consent at any time via Cookie Settings in the footer, which stops future analytics data collection.

We do not currently use Google Ads, Meta Pixel, or other advertising/remarketing tags on this site.

6. Web fonts

This site uses the typefaces Fraunces, Public Sans, and IBM Plex Mono. The font files are hosted on our own server, not loaded from Google's or any third party's servers — so no data about your visit is transmitted to a font provider.

7. Hosting and server log data

This site is hosted by STRATO AG, Pascalstraße 10, 10587 Berlin, Germany. Whenever you visit this site, STRATO's infrastructure automatically records standard access log data — such as IP address, browser type and version, operating system, the page requested, and the date and time of the request — for the technical delivery of the site and to ensure IT security and stability.

Legal basis: our legitimate interest (Art. 6(1)(f) GDPR) in operating a secure, reliable website. Retention: server log data is generally deleted automatically after a short period (typically a few days to a few weeks), unless it must be retained longer to investigate a specific security incident.

8. Your rights

Under the GDPR, you have the right to:

• Request erasure of your data (Art. 17)
• Request restriction of processing (Art. 18)
• Object to processing based on legitimate interests (Art. 21)

9. Children's privacy

This service is intended for adult property owners and is not directed at children. We do not knowingly collect personal data from children.

10. Changes to this policy

We may update this policy as the site and service evolve, particularly ahead of launch. The "Last updated" date at the top of this page reflects the most recent revision.
